Process

Pascale Construction was awarded a lump sum contract to refurbish and fit-out an existing 2 story building in Wakefield St to create a high quality clinic and surgery for the Wakefield Surgicentre.

The work involved the internal demolition and asbestos removal over 2 floors of the existing 2 storey building and a complete re-build and fitout of the new facilities including new lift, stairs, finishes, specialist services and client fit-out

 

Resolution

The following challenges were overcome on site with practical solutions:

Access to site was very limited.

Asbestos containing materials (ACM) were discovered during demolition of the first floor.  A sealed chamber was constructed around the affected areas to safely remove the ACM.

Extensive propping of the existing party walls was required after demolition of first floor until the new structural steel was installed. 

All equipment and machinery required for demolition and all materials required on the first floor rebuild and fitout were craned onto the first floor via the rear lane way. Whenever this task was required, council permits were obtained and all neighbours were notified 48 hours prior to works being undertaken. Careful coordination, planning and regular and informed communication with the neighbouring properties by the site manager was exercised for these activities.

This project was delivered on time and within budget much to the delight of the client.
