James Brown Memorial Trust affordable housing at Clovelly Park

The project consisted of building 12 fully independent and self-contained affordable housing units designed with the aim of maximising the use of local materials and incorporates energy efficient design philosophies.

 

The units are monolithic single storey reverse brick veneer structures featuring polished concrete floor finish throughout the building.

 

Pascale Construction collaborated with the client and design team as a managing contractor meeting the very tight time frame, building to the budget and meeting the expectations the client.

 

One of the challenges was to develop an integrated design to address environmental conditions on the site. A specialist subcontractor, with significant experience in vapour mitigation techniques, was subcontracted to meet the stringent requirements of the local government and the Environment Protection Authority (EPA).

 

As the site was relatively compact Pascale Construction carefully planned the construction of the vapour barrier system together with the more conventional construction works to ensure that there was always a continuous flow of activities for the subcontract trades to follow so that the program was not delayed and allowed progressive completion of trade packages whilst providing the necessary access to complete both the internal and external works.

 

Tendering was completed progressively and value management principals were applied as required to gain the best value outcome for the client. Pascale Construction team managed to initiate cost savings by applying a collaborative approach with the design team intent and provide value.
