Process

Pascale Construction was engaged by East Rundle Investments to design and construct a purpose-built two storey 4000m2 bulky goods store and retail outlet, with under croft car park and associated infrastructure, located on Portrush Road at Trinity Gardens.  The construction process presented specific challenges due to the existing power lines and the site location on a busy intersection of a significant transport route. 

Resolution

Pascale Construction collaborated with the client and design team as a managing contractor addressing the physical and logistical challenges of the project. Strategic selections of major building elements allowed for rapid progress on site, which included structural steel frame, insitu concrete floors on bondek and a combination of off-form concrete, pre-cast concrete panels, metal deck roof, block work lift and stair shafts and burnished finish to concrete floors.

Programming solutions involved staging the project carefully to avoid building ourselves out by working from the back to the front in sections allowing for trades to complete each stage effectively and efficiently throughout the project. The downstairs 455m2 retail tenancy accommodates a community pharmacy: Trinity Gardens Pharmacy. The 3,200m2 upstairs tenancy is a ‘flagship’ store for Spotlight, offering an open-plan layout ideal for the retail business. The car park offers 89 car park spaces with 63 under cover.

The project was delivered on time and within budget and officially opened to an enthusiastic public at a Grand Opening by the local Mayor in October 2016.
